But for decades, it has lacked one thing: a true luxury base village. Great Gulf, a Toronto-based developer, plans to change that with a $3 billion investment over the next 25 years. Despite these challenges, the project is moving forward. Construction is anticipated to start in the Spring of 2027, with the first housing units completed within two years.

With $60 million already committed to new lifts and snowmaking, the transformation has begun. As the development progresses, up to 2,300 housing units will be added over the 25-year span, with each phase introducing new amenities such as market gardens, Nordic spas, an amphitheater, and enhanced trail systems.
